Today’s “Homework” Assignment

Buyer walk through prior to closing. Have you ever heard of that? Well, it is in the contract.

The Colorado State Contract to Buy and Sell Real Estate has this clause;

19.4.  Walk—Through and Verification of Condition. Buyer, upon reasonable notice, has the right to walk through the Property prior to Closing to verify that the physical condition of the Property and Inclusions complies with this Contract.

Many sellers are caught by surprise two days day before closing when the buyer’s agent calls and says we are coming over tomorrow to see the home. This is my way of reminding you that you must provide that to the buyer or you are in breach of contract. So don’t let it be a surprise at the last moment.
