Homework Assignment

Sometimes sellers get over anxious while selling their home and that anxiety can cause those sellers to make irrational decisions. A common example of this is when sellers put their home on the market and the next day multiple offers come in. What is the best way to handle this? Take the one with the highest price, and reject the lower ones, right? Not always. Do not fixate on the price offered. Look at the other hidden fees. Are there fees associated with the loan, like closing costs paid by sellers? Are the buyers asking for a seller concession built into their price? Realtors should know the subtle differences between FHA, VA and Conventional loans. In some cases, the cash offer will net the seller more money in the end than the one with the other fees attached. It is a good idea to have a Realtor that knows the difference. Plus, I always give each buyer the same opportunity to “better” their original offer. I let each buyer know that other offers have been received and give each a chance to come back with their highest and best offer. Sometimes the offer that came in at the bottom finds its way to the top! 

Find a Realtor that knows the cost differences between FHA, VA and Conventional financing and the benefits of taking a cash offer over each. Plus, give each buyer the chance to up their offer. Don’t get anxious and let your Realtor say, “take the highest one.” Have him/her take the time and fight for the highest best…
